What does title insurance actually protect?

Title insurance is about covered risks to the insured interest in the property. It is different from insurance for physical damage to the home.

First, identify whose interest is insured.

The owner and the mortgage lender have different interests. Ask which policy protects which party, rather than assuming a lender’s policy provides the owner’s coverage.

Then, read the limits.

No policy covers every possible issue. Review the commitment, exceptions, exclusions and policy terms with the appropriate professional before relying on a coverage assumption.

Bring specific questions to the closing team.

  • Which policies are included in this transaction?
  • What requirements must be addressed before issuance?
  • Which exceptions apply to this property?
  • When should I expect the final policy?
