Two interests. Different policies.
An owner’s policy protects the insured owner’s interest. A lender’s policy protects the lender’s interest in the property. Buying a lender’s policy does not give the owner the same protection.
The records are part of the work.
Title examination reviews information affecting ownership and helps identify requirements before the transaction closes. A prior mortgage or recorded lien can call for additional documentation.
Read the actual coverage.
Coverage depends on the issued policy, its terms, exclusions and exceptions. Ask about the specific commitment and policy for your transaction. This website does not calculate title premiums or quote binding coverage.
