Buying? Know what you are reviewing.
The title process examines ownership records and identifies requirements for the transaction. Your closing documents and any title policies serve different purposes; ask about anything that is unclear before signing.
- Ask how your deposit and remaining closing funds should be delivered.
- Review title coverage, the settlement figures and lender documents, if applicable.
- Confirm identification and signing requirements with your closing team.
- Keep copies of the completed closing documents.
Selling? Start gathering the details.
Existing financing, association information and ownership documents help the closing team understand what the sale needs. Ask how sensitive documents should be shared.
- Provide mortgage and other payoff contact information through the approved channel.
- Identify your HOA or condominium association, if applicable.
- Tell the team about title questions or changes in the way the property is owned.
- Confirm signing arrangements and how proceeds will be disbursed.
