The closing process

Know the path ahead.

A closing is a series of coordinated steps. This overview explains the usual flow; your contract, financing and title requirements determine the details.

  1. 01

    Send the contract

Start with the property, the people and the agreed dates. Confirm how to share the signed contract securely.

  2. 02

    Title & due diligence

Review the property records and identify the title requirements and additional information the file needs.

  3. 03

    Clear & coordinate

Work through title requirements, payoffs, documents and the details of the signing.

  4. 04

    Sign & fund

Review and sign the closing documents. Funding follows the requirements of the transaction and lender, if any.

  5. 05

    Record & close

Coordinate recording and the remaining post-closing steps, including applicable title policy delivery.

Start with the people and the dates.

Identify the buyer, seller, real estate professionals, lender and closing contact. Confirm the agreed way to send the contract and any sensitive supporting records.

Let questions travel with the file.

When a concern arises, connect it to the relevant document and contact. Ask what is needed to address it and whether it affects the target schedule.

Signing is a milestone—not every remaining step.

Funding, recording and delivery of final documents can involve separate requirements. Ask the closing team what happens after signing and when to expect the remaining items.
