Title questions · General example

Paid off. Still on title. How can that happen?

A seller remembers paying a mortgage years ago, but the current title review still raises a question about it. The next step is to connect the payment history to the recorded mortgage and supporting release documentation.

A memory of payment is not the whole record.

The closing team needs documentation that addresses the specific item in the title file. An older closing statement or payoff confirmation may be useful, but the team must determine what evidence is sufficient.

Gather the documents you already have.

  • The prior closing date and closing agent, if known
  • A prior settlement statement or payoff confirmation
  • The lender or servicer associated with the mortgage
  • Any release or satisfaction documentation you received

Raise the question early.

Do not assume the item will disappear by the closing date. Share the concern with the title team so the supporting records and any necessary follow-up can be reviewed. This is a generalized educational scenario, not a claim about a particular Trinity client.
